Marketing on the MLS® System vs Taking a Private Offer

Considering the option of private sale, especially in a hot buyers’ market can be very tempting. Afterall, when inventory is at historic lows, can’t anyone just sell a home?

The better question to ask is do you believe the money you save on commissions will outweigh the additional equity you could lose by not listing on the MLS® System?

Other factors to consider are whether you have the time or skill to take care of all the little details that elevate your home’s desirability in any market and maximize your selling price. Finally, you also need to consider the high risk that comes with attempting to complete legal documentation and sales agreements necessary to complete a property sale without the proper training and experience to do so.

In the case study below, the buyers were long-time owners of a detached property looking to move up. Read in their own words, why they chose to list their home with Travis, rather than go the private sale route.

Private sale or MLS® System?

"We seriously considered the option of private sale. We even discussed this with Travis back when we first secured his services and long before we found a home.

"He offered to help us either way – whether we retained his services to sell our home or whether we just wanted to do the paperwork should a private sale become an option at some point. He left the choice with us and was supportive either way.

"Fast forward a few months, Travis found us a home, but we found ourselves revisiting the discussion with him on using his complete services or going private and just paying a fee for him to handle the paperwork should the property get an offer."

"After many discussions with Travis, we decided to use his full services and retain him as our realtor to market the sale of our home. He helped us navigate the market so that we could get a fair price and good value for our purchase, as well as the sale of our home.

"We decided to list just before Christmas, but we found ourselves privately questioning our sanity in selling at this time. Travis re-assured us the market would dictate and we prepped and listed.

"We felt that his network would far out-reach ours, not to mention we went back to his original conviction – that we had one of the best properties in terms of land-size in the neighborhood. And so, we once again decided to trust his strategy.

"When it came to his pricing, we honestly raised our eyebrows a bit as we felt it was under-market value. After a few discussions, we once again placed our trust in his methodology, and we felt confident our home would sell quickly and more in line with what we thought it should sell for. Not only did it sell for more than listing, it set a new standard for our neighbourhood.

"Travis’ had a great win as a realtor, and we had a great sale to a lovely family who would move into an amazing community."

"Travis’ selling strategy of a well-priced home combined with sellers’ market conditions, a good realtor with a good team, and a far-reaching network reinforced our trust that we made the right decision: selling our home through a realtor was a better choice than if we had sold the property ourselves.

"Selling a home is stressful enough as is trusting the right person, the right team, and the right market conditions, but selling through a realtor was far less stressful for us. We are happy that we chose Travis and his amazing team; he was on our side the entire time and we are now settling nicely into our lovely new home. The fees are worth the peace of mind and although it was a whirlwind, we feel confident we made the right decision to use Travis and his team."
